A fab is more than a building
A semiconductor fab is a tightly controlled production system: process tools, clean environments, metrology, material handling, recipes, maintenance, and yield learning work together. The useful asset is not bare floor space. It is a qualified manufacturing system that can repeatedly produce a specific process.
The surrounding stack matters
Wafers leave the front end only to encounter packaging, memory, substrates, test, optics, power, and cooling. A capacity map that stops at wafer starts can miss the layer that actually limits complete systems.
